This is a common approach to investing in a residential property; create a master plan for long term goals but execute the improvements over time as needs change and additional resources come available.
Phase one for this project is to expand the second floor to include 3 bedrooms, hall bath and laundry. This frees up the first floor bedroom to be used as an office and guest room. Improvements at the first floor are adding an entry vestibule, revised fenestration and opening up the stairway. In phase two (images 5,6,7), the kitchen gets expanded, a family room and breakfast area are added, and a master suite is added to the second floor.
