Transform a 3-Bedroom, 2 bathroom cape into a 4-bedroom, 3 bathroom 2-story home with home office, expanded kitchen, expanded dining and new family room in 2 phases of construction. Phase 1: 928 sq. ft. Addition. 649 sq. ft. Renovation. Phase 2: 952 sq.

Our charge

This growing family has ambitious goals for their home, but with a second child on the way and modest financial resources currently available, decided to improve the small cape in phases. This is a common approach to investing in a residential property; create a master plan for long term goals but execute the improvements over time as needs change and additional resources come available.

Phase one for this project is to expand the second floor to include 3 bedrooms, hall bath and laundry. This frees up the first floor bedroom to be used as an office and guest room. Improvements at the first floor are adding an entry vestibule, revised fenestration and opening up the stairway. In phase two (images 5,6,7), the kitchen gets expanded, a family room and breakfast area are added, and a master suite is added to the second floor.
